Office building Concrete Lifting Leveling in Carol Stream, IL

Uneven concrete around an office building can create problems for employees, tenants, visitors, delivery drivers, and property maintenance teams.

Sunken sidewalks, uneven entrance slabs, settled steps, and low spots near parking areas can create trip hazards and make an otherwise well-maintained property look neglected.

Raise-Rite helps office building owners, office parks, property managers, and facility teams lift and level existing concrete without the mess and disruption of full replacement.

When the concrete itself is still in good condition, polyurethane concrete raising can often restore the slab to a better position while keeping building access open and minimizing downtime.

Why Does Concrete Sink Around Office Buildings?

Concrete settlement usually starts below the slab.

Poor soil compaction, water runoff, erosion, underground utility work, changing moisture levels, and Illinois freeze-thaw cycles can weaken the support beneath concrete over time.

Once the soil beneath a slab can no longer support it evenly, the concrete may begin to sink or shift.

Common problem areas around office properties include:

  • Front sidewalks and main entrances
  • Employee walkways
  • Sidewalks between office buildings
  • Parking lot walkways
  • Steps and stoop approaches
  • Loading and service entrances
  • Courtyard concrete
  • Patio and break areas
  • Dumpster and utility areas
  • Concrete around curbs and parking structures

Office parks can experience settlement in multiple locations because concrete may have been installed at different times and over different soil conditions.

When the slabs are still structurally sound, lifting may be a practical alternative to tearing them out.

We also level factory and warehouse floors, loading docks, municipal slabs, and bridge approaches. View our full list of commercial services to learn more.

MINIMAL DISRUPTION FOR TENANTS, EMPLOYEES & VISITORS

Concrete repairs around an occupied office property require careful planning.

Employees need to get to work. Customers and visitors need safe access. Deliveries still need to arrive. Property managers may also be coordinating repairs around multiple tenants or buildings.

Concrete raising can often be completed in targeted sections, helping maintain access to the rest of the property while work is underway.

Because there is less demolition, hauling, forming, and curing than with replacement, repaired areas can often return to service much sooner.

For larger office parks, Raise-Rite can evaluate several problem areas at once and help property managers prioritize the concrete that needs attention first.

WHAT ARE THE SIGNS YOUR OFFICE PROPERTY NEEDS CONCRETE LEVELING?

Small elevation changes can become noticeable quickly around busy commercial properties.

Watch for:

  • Uneven sidewalk sections
  • Raised edges between adjoining slabs
  • Trip hazards near entrances
  • Concrete sinking away from doorways
  • Uneven transitions from parking areas to sidewalks
  • Water collecting on settled slabs
  • Walkways sloping toward the building
  • Settled concrete near stairs or ramps
  • Slabs rocking or moving under foot traffic
  • Cracks caused by uneven support beneath the slab

These issues are often easier to address before settlement becomes more severe.

If the concrete is still in usable condition, lifting and leveling may allow you to keep the existing slab instead of replacing it.

Our Fix: Quick, Clean Concrete Leveling with Foam

Concrete Raising Near Me

Step 1) Injection holes are strategically drilled around the areas where the concrete is sunken and requires lifting.

Concrete Lifting Near Me

Step 2) Once everything is prepped, and the hose and material are in place, the polyurethane foam is injected through the holes. It expands to fill the space underneath the concrete slab, using the slab itself to drive the foam into the crevices, thereby lifting the concrete back to its original position.

Concrete Repair Near Me

Step 3) Once the concrete is stabilized and lifted to the proper position, the injection holes are filled with new cement, allowing you to use your surface immediately.

Polyurethane concrete raising uses a foam material that is injected under the slab. When the components of the material are mixed, a reaction causes the material to expand. This expanded foam fill any voids beneath the slab and raises the concrete. This material will never lose density, is permanent and weighs only about 2 pounds per cubic foot.

Frequently Asked Questions

In many cases, yes. Concrete raising is usually much less disruptive than concrete replacement. Work can often be completed in sections so another entrance or walkway remains available while repairs are being made.

Often, yes. When one concrete slab has settled below the next, lifting the low slab can reduce the height difference and improve the transition. We’ll inspect the concrete first to determine whether lifting is appropriate.

Yes. Raise-Rite can evaluate multiple sidewalks, building entrances, courtyards, and other concrete areas throughout an office park. This can be especially useful for property managers responsible for several buildings or large campuses.

Lifting settled concrete may help improve uneven transitions around entrances, sidewalks, and accessible routes. Property owners remain responsible for confirming applicable ADA requirements, but correcting settled slabs can be one part of addressing accessibility concerns.

Sometimes. If water is pooling because a slab has settled, raising the concrete may improve the slope and drainage. We’ll evaluate the area to determine whether settlement is the main cause.

Usually much less so than replacement. The existing slab remains in place, and the process requires relatively small injection holes rather than demolition of the entire concrete section.

It often can be. Keeping the existing concrete eliminates many of the costs associated with demolition, disposal, forming, pouring, and curing new concrete. The exact savings depend on the size and condition of the project.

Yes. Raise-Rite works with building owners, property management companies, facility managers, maintenance teams, and other commercial property professionals throughout Illinois.
