A well-maintained walkway should provide safe access to your home while enhancing curb appeal—not create trip hazards or allow water to damage the concrete over time.
At this Hoffman Estates property, the homeowner had two concerns.
First, a section of the walkway had settled and become uneven, creating a noticeable trip hazard.
Second, the joints between the concrete panels had begun opening up, allowing water to penetrate beneath the slabs.
While these issues may seem minor individually, together they can accelerate concrete settlement and lead to more costly repairs down the road.
The homeowner wanted to address both problems before they became worse.

The Challenge
The walkway leading to the patio and rear entrance had developed a noticeable height difference between sections.
The homeowner was concerned about:
- Family members and guests tripping on the uneven slab
- Water entering the open joints
- Additional settlement occurring over time
- Protecting the appearance of the property
Upon inspection, we found that the walkway had begun settling due to loss of support beneath portions of the slab.
In addition, the existing joints no longer provided proper protection against water infiltration.
This combination can create a cycle where:
- Water enters open joints
- Soil beneath the concrete erodes
- Voids begin to form
- Concrete loses support
- Settlement continues to worsen
The homeowner wanted a long-term solution that would address both the settlement and the water intrusion.
The Raise-Rite Solution
After evaluating the walkway, we recommended a combination of:
- Polyurethane concrete lifting
- Joint caulking and sealing
This allowed us to:
- Lift the settled walkway section
- Restore a smooth walking surface
- Fill and stabilize voids beneath the slab
- Seal vulnerable joints against water penetration
- Help reduce future erosion beneath the concrete
Rather than simply fixing the visible trip hazard, we addressed the conditions that caused the problem in the first place.
The Fix (3-Step Process)
Step 1: Drill
Small access holes were strategically drilled into the affected walkway section.
Step 2: PumpHigh-density polyurethane foam was injected beneath the slab. As it expanded, it filled voids and gently lifted the settled concrete back into alignment.
Step 3: Patch
After leveling was complete, the joints were professionally caulked and sealed to help prevent water from reaching the soil beneath the walkway.
The Results
The completed project delivered both immediate and long-term benefits.
The walkway is now:
- Smooth and level
- Free of dangerous trip hazards
- Better protected against water infiltration
- Stabilized beneath the slab
- More attractive and finished in appearance
The homeowner can now enjoy a safer walkway while knowing the concrete is better protected from future settlement.
Most importantly, the repair was completed without demolition, replacement, or disruption to the surrounding landscaping.
WHY DRIVEWAYS SETTLE IN Hoffman Estates, IL
Walkway settlement is common throughout Hoffman Estates due to:
- Water entering open concrete joints
- Soil erosion beneath slabs
- Freeze-thaw cycles during Illinois winters
- Natural soil compaction
- Years of moisture movement around landscaping
Once support beneath the concrete is lost, slabs begin settling unevenly and create trip hazards.
Concrete lifting combined with joint sealing helps address both the settlement and the conditions that often cause it.
