Fix Concrete Problems Without Complaints, Delays, or Overspending

Trip hazards and sunken concrete in shared spaces are a major liability for homeowners associations. Uneven sidewalks, patios, driveways, and walkways don’t just look bad — they create safety risks, increase insurance exposure, and lead to complaints from residents.

Raise-Rite Concrete Lifting helps HOAs across Illinois fix concrete problems fast. We use high-strength polyurethane foam to lift sunken slabs in hours — no tear-out, no downtime, no disruption to your community.

We Help HOAs With Concrete Repairs Like:

  • Sunken sidewalks and walking paths
  • Settled concrete at common areas or entrances
  • Driveways or aprons shifting near garages or townhomes
  • Uneven patio slabs in shared courtyards
  • Pool deck repairs at community pools
  • Concrete steps pulling away from stoops
  • Void filling under slabs, curbs, or retaining walls

Why Concrete Sinks in HOA Communities

Concrete in multi-family communities and neighborhoods sinks over time due to:

  • Water drainage issues
  • Poor soil compaction from original construction
  • Freeze-thaw cycles
  • High foot traffic or heavy vehicles
  • Rodents or erosion creating voids under slabs

These problems are common, but they don’t fix themselves. If ignored, they get worse — and cost more.

What Are the Signs Your HOA Needs Concrete Lifting?

  • Cracks forming in sidewalks, stoops, or patios
  • Slabs sinking or sloping toward buildings

  • Steps pulling away from buildings

If your residents are noticing it — it’s time to fix it.

Our Fix: Quick, Clean Concrete Leveling with Foam

Concrete Raising Near Me

Step 1) Injection holes are strategically drilled around the areas where the concrete is sunken and requires lifting.

Step 2) Once everything is prepped, and the hose and material are in place, the polyurethane foam is injected through the holes. It expands to fill the space underneath the concrete slab, using the slab itself to drive the foam into the crevices, thereby lifting the concrete back to its original position.

Step 3) Once the concrete is stabilized and lifted to the proper position, the injection holes are filled with new cement, allowing you to use your surface immediately.

Polyurethane concrete raising uses a foam material that is injected under the slab. When the components of the material are mixed, a reaction causes the material to expand. This expanded foam fill any voids beneath the slab and raises the concrete. This material will never lose density, is permanent and weighs only about 2 pounds per cubic foot.
